The Site Plan

The location of our proposed housing is on N. 3rd Street and Gillespie Avenue on a portion of our private parking lot, which will be reconfigured so there is no net loss of parking spaces.

Who We Are Housing

We anticipate using our new housing for full-time staff, part-time staff as well as visiting musicians and students.  Housing these individuals will contribute to our sustainability, will help us attract and retain talented staff, and will support our diverse programming for the benefit of the community and to best serve our mission.

Key Characteristics of Site Plan

 

  • Retains existing 274 parking spaces

  • Updates parking access from Gillespie

  • Reconfigures bus and shuttle drop off, with access from N. 3rd Street

  • Provides 13 new units with 17 bedrooms and 15 parking spaces

  • Nine housing units and one maintenance building

  • New pedestrian entrance to Festival off 4th Street

  • New crosswalk at 4th Street

The Architecture

We have proposed a mix of nine multi-family buildings that reflect the traditional West End character.  The builidings are oriented to the street and interior of the property and are designed to reflect the curvilinear and Bauhaus character of the surrounding area.  The buildings are limited to two stories in height and will contain 13 total units.  Interior to the buildings is a new pedestrian public walkway that includes a lawn and trees and provides a welcome and verdant entrance to the Aspen Music Festival and School’s performance spaces.

Transportation and Parking

There will be no loss of the current 274 parking spaces that already exist in our parking lot and 15 new spaces will be added for the residents.  Approximately 21 year-round staff members commute into Aspen from downvalley locations.  The addition of this housing will eliminate staff commutes and reduce the traffic impacts at the entrance to Aspen and throughout town. Engineering analysis estimates that the project will reduce trips by approximately 54% because housing is located on site, versus staff commuting from downvalley locations.

 

The reconfigured parking lot will minimize pedestrian and vehicle conflicts due to better flow.  In addition, there will be a new bus shelter and new dedicated bus lane for pick-ups and drop-offs.  Additional bicycle parking is also proposed.
